Message from the Developer
Dear Members,
Please be advised that Villawood Properties will be commencing civil construction works on Stage 70. This is the land located to the south of Club Armstrong at 101-115 Armstrong Boulevard, Mount Duneed.
Proposed Civil Works
These works are for the subdivision of land for the undeveloped parcel immediately south of Club Armstrong. The subdivision works are to construct 27 land lots and 2 laneways, as well as a shared footpath connecting into the Bunjil’s Nest park.
Construction is set to commence on 29th June 2026. This will involve a section of Armstrong Boulevard being closed for approximately 6 months, some earthworks within the adjacent park (Bunjil’s Nest), and a short distance of the laneway at the rear of Club Armstrong being closed as well.
Our civil contractor, Draper’s Civil Contracting, will be undertaking construction only between the hours 7:00am to 6:00pm Monday to Friday, and possibly some Saturdays, over the next approximate 6 months. It is anticipated that construction will be completed in November 2026.
Draper’s Civil Contracting will make every possible effort to minimise any inconvenience to you during the works. It is anticipated that machinery may cause some noise and dust, which may impact the surrounding houses and area. Both Villawood Properties and Draper’s Civil Contracting are committed to ensuring that any impact from noise and dust is kept to a minimum and controlled where possible and in keeping with both Council and EPA requirements.
Road Closure
To allow for efficient construction and to ensure the safety of all residents and members of the wider community, the section of Armstrong Boulevard intersecting with Manna Gum Drive will be closed during construction. We kindly request that no one enter the construction zone at any stage.
Pedestrian access along Armstrong Boulevard will be closed on the western side, along the section of works. Pedestrian's will still be able to walk on the other side of the street, along the footpath fronting the homes.
There will still be car access to the Club Armstrong car park from Armstrong Boulevard.
Bunjil’s Nest Earthworks
Construction will include some minor earthworks within Bunjil’s Nest. These are immediately to the west and south of the land being developed and are required as part of the construction works. A shared footpath is also being constructed to connect to the path network within Bunjil’s Nest.
As a result, a temporary fence around the construction works will extend into Bunjil’s Nest for safety reasons.
The shared path through the park will not be affected. We encourage members of the community to continue using this path and to exercise caution when walking close to the construction zone.
Club Armstrong Laneway Closure
The southern section of the Club Armstrong carpark may be impacted, as construction vehicles may require access through the northern face of the stage.
