Mark Your Calendars - Puppets, Popcorn & Plenty of Smiles!
Mark your calendar on 11th July 2025 for a playful puppet show filled with laughter and hands-on fun for the entire family. This is specially designed for preschool and early primary-aged kids, but even the young at hearts can have their fill too! So join us at Club Armstrong for this amazing show.
Another activity to watch out for is the much-awaited and highly-requested family movie night on 2nd August 2025. We will be featuring the highly anticipated Mufasa - The Lion King movie so don't forget to bring your comfy chairs and picnic blankets for this event.

Events to enjoy in Greater Geelong City
On Country Tours
The City of Greater Geelong is offering a Cultural Education Experiences led by the Wadawurrung Traditional Owners Aboriginal Corporation. These facilitated On Country Tours will take you through Geelong's Heritage Sites, Art and Cultural Landmarks with Storytelling and Truth Telling.
The tours are free and will include light refreshments. Bookings are required.
Ocean Adventures: Treasure Hunts and Sea Creatures
Get ready to set sail with the daring cats and dogs as they navigate the seas of imagination! There will be engaging stories, lively songs, and hands-on creative play to discover fascinating ocean creatures.

Compliance with the registered Owners Corporation (OC) rules is essential for maintaining safety and harmony within the community.
Adherence to these regulations ensures that all residents can enjoy their living spaces without disruption or interference on the rights of others. Additionally, it helps uphold property values and contributes to overall well-being of the community.

As we strive to maintain the pristine appearance of our community, we kindly remind all residents of the following:
- Landscaping Maintenance: We encourage all residents to ensure your front yards are kept free of weeds and well maintained in a neat and tidy manner. As part of the Owners Corporation, owners/residents are responsible for ensuring yards are consistently maintained. Please review any non compliance notices you may have received and promptly attend to rectify within the specified timeframe to address appearance issues on your lot.
- Rubbish Accumulation & Disposal: Correctly disposing of rubbish is paramount for maintaining a clean, safe, and harmonious environment. Let's work together to keep our areas tidy and free from rubbish, ensuring a pleasant environment for all to enjoy.

Has Your Property Changed Hands?
If you are receiving this communication but no longer own a property within the Owners Corporation of Armstrong Mt Duneed, we kindly ask that you liaise with your conveyancer or solicitor to provide our office with a Notice of Disposition (NOD).
This will enable us to update our records promptly and ensure all information is directed to the correct property owner.

Never Miss a Due Date Again!
Simplify your life—set it and forget with Macquarie’s Direct Debit
Did you know that your OC fees can be deducted automatically on the due date via the direct debit facility that is now available through the Macquarie DEFT platform?
Many lot owners have already taken advantage of this 'set and forget' facility where fees are automatically deducted from your nominated bank account on the scheduled date, ensuring timely payment which gives you the peace of mind to focus on other things, without the hassle of worrying about forgetting to pay by certain due dates.
If this is something that you would like to set up moving forward, please send us an email at delaray@quantumunited.com.au and we can arrange to have a unique invitation for your lot to be sent to you via the Macquarie Deft Platform.
Once your Direct Debit has been set up with Macquarie Bank's DEFT Payment System, there will be no more forms to complete, no more cheques to write, no more postage charges to pay and no more standing in queues to make payments.
While members are under no obligation to set up direct debit facility, we encourage you to take this opportunity to simplify your payment arrangements.
If you choose the direct debit facility, you will still continue to receive fee notices via your preferred delivery method, however, the fee amount will automatically be debited from your nominated account on the due date noted on your fee notice.
Frequently Asked Questions from Lot Owners
Will my direct debit amount update if my fee amount changes?
Yes, once registered, the Macquarie DEFT system will be synced with the Owners Corporation lot account. Any changes to your fee amount will automatically update your direct debit amount, ensuring accurate and seamless payments.
What happens to my direct debit if I sell my property?
Your account will no longer be debited once your property sale is processed. The Macquarie DEFT system is directly linked to the Owners Corporation database and will deactivate the direct debit for your lot when ownership details are updated.

Owners Corporation Fees
1st July 2025 to 30th September 2025
The Owners Corporation Fees for the period 1st July 2025 to 30th September 2025 have already been issued via your preferred delivery method of either post or email.
If you have not received your invoice, please check your spam or junk folder OR contact us via email at armstrong@quantumunited.com.au, and our team will be happy to assist you.
We take this opportunity to remind all owners of the Owners Corporation’s debt recoveryprocess. Lots with three or more overdue quarters are referred to our legal team. Once a lot is referred for legal action, additional legal and administrative costs will be incurred and charged to the respective lot.
Please note that the OC takes all reasonable steps to remind owners of their arrears prior to initiating debt recovery proceedings.
To avoid additional charges and interest, we encourage owners to make payments promptly.
